Savills reports hospitality remains the primary driver of Portugal’s real estate investment

The hospitality sector positioned itself as the main driver of commercial real estate in Portugal during the first half of 2026, according to Savills Portugal’s Capital Markets H1 2026 report.

 

Portugal’s commercial real estate market closed the first half of 2026 with an exceptionally solid performance, achieving approximately €1.40 billion in transactional volume. This represents a 14% year-on-year growth compared to the same period in 2025, reaffirming the country’s ability to attract capital amid a more demanding financial landscape. Hospitality consolidated its position as the market’s undisputed leader, accounting for 36% of total investment volume, heavily propelled by the dynamic tourism sector.

 

This figure was largely driven by the first quarter, which accounted for €914 million, a 39% increase compared to Q1 2025. This momentum is also reflected in transaction volume, with approximately 55 deals closed, representing a 25% increase year-on-year.

 

The trend is clear: the market is becoming more granular, backed by a broader investor base and reduced reliance on a small number of mega-deals.
