Hotel Investment in Portugal Already Surpasses the Total for 2024 and 2025
According to Dils, the international real estate consultancy, through its report “Dils Recap Q3 2026”, hotel investment in Portugal has reached €590M and already surpasses the full year of 2024 and 2025, remaining one of the most active investment segments in the country.
Hotel investment in Portugal is already above the total volume recorded in 2024 and 2025, despite a slowdown in the third quarter, according to the “Dils Recap Hotels Q3 2026”. The quarter was marked by a single landmark transaction: the acquisition of the Tróia Design Hotel, with 236 rooms, by Arrow Global from Oxy Capital for €78 million, which accounted for virtually all the volume in the period. Interest remains focused on international capital and repositioning strategies, with prime yield stable at 5.75% and a new record price per key at the InterContinental Porto, at €714,000.
Development activity remained strong, with 3,253 new rooms delivered by September, including the openings of the 705 O’Porto Hotel, the Kimpton Quinta da Marinha in Cascais following an extensive renovation of the former Onyria resort, and the Wilde Clérigos Porto. There are currently 9,119 rooms under construction, predominantly in the Upper Upscale and Upscale segments, and the pipeline is set to intensify with 4,714 rooms expected in 2027 and 2,386 in 2028, with projects such as The Standard Lisbon, Aethos Lisbon and Na Praia in Comporta further strengthening the country’s positioning in the luxury and lifestyle segments.
On the demand side, the United Kingdom remains the largest source market, followed by Germany and the USA, both recording growth.
